A complete, insulated outdoor room you'll actually live in. We design it, handle every council form, build it with our own crew and warrant it.
A lot of what gets sold as a patio is really just a roof over a slab. Sheeting, posts, a bead of sealant where it meets your house, and good luck in the first southerly.
A room is different. It's designed around how you'd actually use the space out the back, approved properly, and built to sit through everything the Mid Coast throws at it. Coastal-grade aluminium, never steel. Roof sheeting and guttering we roll in our own workshop. And the gutter comes off so the flashing can go up under your existing roof, which is the whole reason ours don't leak.
We design it, we lodge the council paperwork, we build it and we warrant it. One crew, one contract, one number to ring.
Matt's been building for thirty years and says it better than we can: we do it right the first time.

Clean modern lines and high, open sight-lines, with an insulated roof that stays cool when summer bites. The everyday favourite.

A pitched roof matched to your house, so it looks like it was always part of the place. Extra height, extra light.

Louvres that open and close, so you choose the light. Full sun for lunch, closed and dry when the southerly arrives.

Stands on its own with no wall needed. Ideal over the pool, the spa or the barbecue area. Insulated or open.

Close in what you already have, or build it enclosed from day one. A room you can use in July as well as January.

From a single deck to a veranda the whole way around the house. We have built both, and everything in between.
Every DA, certificate and inspection handled from start to finish. You will never sit on hold to Port Macquarie-Hastings, Kempsey or MidCoast council.
The gutter comes off and an apron flashing goes up under your existing roof. Two roofs become one roof, so water has nowhere to get in.
Coastal-grade aluminium on every job. Steel kits and salt air are a countdown you don't notice for years, and then notice everywhere.
Roof sheeting and guttering roll-formed in our own workshop. If a length is wrong we make another one rather than order it in.
Two year workmanship warranty and six year structural, signed by us. The number on it is the same one you rang for the quote.
Flat roofs, gables, opening roofs, enclosed rooms and decks, all built by our own crew across the Mid Coast. Click any photo to open it full screen.
We come to you, measure up and work out what suits. You get a written price, and no obligation to go anywhere with it.
Drawings, the DA, the back-and-forth, the certificates, the inspections. The only thing we need from you is a signature.
Materials roll-formed in our workshop, then installed by our own supervisors and crews.
Two year workmanship and six year structural, signed at handover. If it ever needs attention, you are not chasing anyone.

Matt has been building for thirty years and has run this business on the Mid Coast for the last fifteen. He wants three things from it: a business that feels like a family, a crew that behaves professionally, and jobs that are done right the first time.
Linda has been part of the business the same fifteen years. She came second in the state for engineering and drew for Lendlease on Barangaroo, and every plan that goes to council for your job is drawn by her, not sent off to a drafting service.
"I've rebuilt too many patios that should've been done properly the first time. That's really why Hayes exists. We do the whole job ourselves, and if something's not right, you ring me."Matt Hayes · Hayes Home Additions
Hayes Home Additions is a family owned and run business. For as long as Matt and Linda have been building on the Mid Coast, they have been installing Spanline structures as the region's preferred builder. Whichever name brought you here, it is the same local crew that turns up.
They hold contractor licences as carpenters and have built these themselves. So what you get promised in the quote is what can actually be built.
If a roof of ours ever leaks, we come back and fix the flashing properly, at our cost. No silicone, no patching.
NSW contractor licence 354769C. Two year workmanship, six year structural, signed by the company on that licence, not a supplier.
We are regularly called in to rebuild kits that were installed badly, including after Fair Trading matters. We have seen every way it goes wrong.
Once tradesmen come to us they stay. The crew on your job has been with us for years, not just for this job.
Based in Port Macquarie and on the road across the Mid Coast: Wauchope, Lake Cathie, Bonny Hills and Laurieton, north through Kempsey to South West Rocks and Stuarts Point, south through Taree, Harrington and Forster to Seal Rocks and Bulahdelah. Coastal corridor, not over the ranges.
Every pair below is the same backyard, same angle, photographed on the day we handed it over. Nothing staged and nothing borrowed. Have a look at the ones closest to your place, then picture yours.
BeforeAfter
An open patio the family barely used once the wind picked up. We closed it in under the existing roofline with glazing and sliding doors, so it is now a room off the house rather than a covered slab.
BeforeAfter
The old timber gazebo had gone dark and mossy and only covered half the barbecue area. It came out for an insulated flat roof on slim posts, which shades the whole space and lets the light back in underneath.
BeforeAfter
This balcony copped every wind change, so we closed it in with glass. Same view, minus the weather.
You have heard the stories. Maybe you have lived one. A patio that leaks six months in, and the same bloke turning up with the same tube of silicone. A job quoted at two days that drags into three weeks. A supplier who says it's the installation and an installer who says it's the product, while you stand in the middle with a wet floor.
Here is the thing nobody tells you: it is almost never the roof. It is the join where the new roof meets your house. Get that wrong and no amount of sealant will save it.
So we do it differently. Your gutter comes off and the apron flashing goes in under the existing roofline, before a single new sheet is laid. And because we design it, get it approved, build it and warrant it, there is nobody for us to point at.
"From the very start of the process my experience was efficient, friendly and very professional. From quoting to construction and handover I was very satisfied with the team. The product itself is excellent quality and was the perfect cover for our outdoor spa. I would have no hesitation recommending this company."
Tony Scroope"They were very efficient, good communication; installer was friendly and did a great job installing the roof over our courtyard, it looks great. What was once an area we couldn't use in summer and rain has now added another room. Suits us perfectly."
Mandy Potter"Jamie gave great advice in suggesting that I could have new Insulated Roof Panels installed to the existing posts as they were sturdy, and it would save me money. The new panels look so good and will be much cooler in summer months."
Merrilyn Turner"We had a extension put onto the rear of our home with a FANTASTIC RESULT. I had a great consultation with Jamie. The process from start to finish was very easy"
Scott Harper"Jamie was fantastic to work with during the design process. He was knowledgeable and helped us choose a design that perfectly suited our needs."
Jacqui Cronk"The trade people were on time and very courteous. I am very happy with the new awning over my deck."
Carol Thorning"We have a Solar passive house and wanted an addition which was in keeping with our needs."
Kerry McElevey"This was such a smooth process."

Deborah Ashton-KingNot if the join is done properly, and that is where almost all of them fail. We take the gutter off and run an apron flashing up under your existing roof before the new roof goes on. Ask whoever else is quoting you what they do there.
Honestly, that part is out of anyone's hands. Some come through quickly and others take months, depending on the council and how complex your job is. What we can do is lodge it properly, chase it, and book the inspections, so it never sits waiting on you.
Two years on workmanship and six years structural, signed by us. Workmanship covers how it was built and fitted. Structural covers the frame and the footings. It rains here, so if there is a problem you will know inside the first winter, and we will be back.
Probably a kit, or a kit with a carpenter to fit it. Ours is a build: design, council, manufacture, installation and warranty from one company. Bring both quotes to the consult and we will go through them line by line.
Often we can build over a sound existing slab, which saves you money. If it will not take it, we will tell you straight at the consult and quote the footing work then, not later.
Builds usually start two to three months after approval, and the install itself is days rather than weeks. We confirm dates with you beforehand, so you are never left guessing.
By now you can probably picture it. A room you would actually use, built properly, and added to the house you already own. That is the whole point of one local team that designs it, builds it and stands behind it. No leaks to argue about later. No surprises on the quote.
There is no charge for the quote. Someone comes out, looks at the space, measures up and gives you a price in writing.
Let us know roughly what you are after and which suburb you are in. We will ring to find a time that suits, come out and measure up, and you will have a written price to look at.
