The Difference Between a Roof Over a Slab and a Room You'll Live In

A lot of what gets sold as a patio is really just a roof over a slab. Sheeting, posts, a bead of sealant where it meets your house, and good luck in the first southerly.

A room is different. It's designed around how you'd actually use the space out the back, approved properly, and built to sit through everything the Mid Coast throws at it. Coastal-grade aluminium, never steel. Roof sheeting and guttering we roll in our own workshop. And the gutter comes off so the flashing can go up under your existing roof, which is the whole reason ours don't leak.

We design it, we lodge the council paperwork, we build it and we warrant it. One crew, one contract, one number to ring.

Linda has been part of the business the same fifteen years. She came second in the state for engineering and drew for Lendlease on Barangaroo, and every plan that goes to council for your job is drawn by her, not sent off to a drafting service.

An open patio the family barely used once the wind picked up. We closed it in under the existing roofline with glazing and sliding doors, so it is now a room off the house rather than a covered slab.

The old timber gazebo had gone dark and mossy and only covered half the barbecue area. It came out for an insulated flat roof on slim posts, which shades the whole space and lets the light back in underneath.

You have heard the stories. Maybe you have lived one. A patio that leaks six months in, and the same bloke turning up with the same tube of silicone. A job quoted at two days that drags into three weeks. A supplier who says it's the installation and an installer who says it's the product, while you stand in the middle with a wet floor.

Here is the thing nobody tells you: it is almost never the roof. It is the join where the new roof meets your house. Get that wrong and no amount of sealant will save it.

So we do it differently. Your gutter comes off and the apron flashing goes in under the existing roofline, before a single new sheet is laid. And because we design it, get it approved, build it and warrant it, there is nobody for us to point at.

Before You Book a Quote

Will it leak? +

Not if the join is done properly, and that is where almost all of them fail. We take the gutter off and run an apron flashing up under your existing roof before the new roof goes on. Ask whoever else is quoting you what they do there.

How long does council approval take, and can you speed it up? +

Honestly, that part is out of anyone's hands. Some come through quickly and others take months, depending on the council and how complex your job is. What we can do is lodge it properly, chase it, and book the inspections, so it never sits waiting on you.

What warranty do I get, and what does it actually cover? +

Two years on workmanship and six years structural, signed by us. Workmanship covers how it was built and fitted. Structural covers the frame and the footings. It rains here, so if there is a problem you will know inside the first winter, and we will be back.

I have a quote for half the price. What am I actually paying extra for? +

Probably a kit, or a kit with a carpenter to fit it. Ours is a build: design, council, manufacture, installation and warranty from one company. Bring both quotes to the consult and we will go through them line by line.

Can you build over my existing slab, or do I need a new one? +

Often we can build over a sound existing slab, which saves you money. If it will not take it, we will tell you straight at the consult and quote the footing work then, not later.

How long is the build itself, and is my backyard out of action the whole time? +

Builds usually start two to three months after approval, and the install itself is days rather than weeks. We confirm dates with you beforehand, so you are never left guessing.
